LEARN ON INTERNATIONAL PROJECTS

Level 4 108 St Georges is a speculative corporate fit-out in the Perth CBD. Brookfield is showcasing the building and the possibilities for office location through the Geyer designed workplace. The project activates a previously undefined service floor into an integrated fit-out of contemporary, open-plan work and supporting spaces. Brookfield gave the design team creative license to develop the concept beyond the parameters of typical show suite spaces, enabling the delivery of a sophisticated and forward-thinking solution that appeals to a broad range of business clientele.

Collabroation the key to an effective tenancy showcase


Brookfield wanted something different, something compelling to sell the building and inspire possibilities within prospective tenants. Extensive briefing sessions were held with Brookfield stakeholders across multiple states to identify key objectives and uses for the space. The development of the design was a collaborative effort between designers and stakeholders to push the boundaries of the space to create an effective tenancy showcase.

New opportunities to engage


Conceived as a single tenancy suited to activity-based work, our design strategy considers how a variety of interior settings and increased amenity can provide new opportunities to engage with clients and visitors. The design seeks to promote a people-centric, agile environment that enables prospective tenants to work collaboratively and interact with clients and visitors in new and differentiated ways.

Capitalise on inherent qualities


The outlook from Level 4 offers industrial, city-scape views across the roof of The Palace, the design sought to draw focus internally to capitalise on the expansive, double-height volume and inherent industrial qualities of the tenancy.

Impact and transparency


Visitors enter into an impressive reception space with polished concrete flooring, a sculptural lounge setting, bespoke travertine reception desk and hand-woven artwork, offering a sense of impact and transparency on arrival.

Enhancing the sense of intimacy


A glazed boardroom and meeting room offer an appealing client-facing area for prospective tenants. Warm, oak furniture imparts a mellow tactility to these spaces, while the carpet and white mesh ceilings enhance the sense of intimacy in these front-of-house spaces. The ceiling height was intentionally lowered to create a sense of spatial compression that exaggerates the volume leading through to the workspace.

Raw and bright


Beyond glazed sliding doors, the look and feel of the show suite is industrial with minimal ceilings and exposed ductwork and fire services. The raw, galvanised finish of the new services is retained, while all existing services and soffits have been painted white, increasing reflectivity to produce a light and bright office atmosphere. Linear LEDs provide a crisp light quality for general ambience, while the black powder coated fittings contrast against the exposed white ceilings above.

Lush planting adds life and vitality


Sleek, sit-to-stand workstations define the work floor, while large, communal collaboration tables provide touch-down points that encourage conversation between staff members. Ample storage is provided via mobile tambour units, while lush planting adds life and vitality to the otherwise muted interior palette. The former vault location provides scope for tenants to personalise the built form to suit their specific, operational needs.

Excellent amenity for staff and clients


A full-height steel planter accentuates the scale of the tenancy and subtly defines a generous work café. With dark cabinetry, large format tile bench-tops and integrated equipment facing onto a lively dining area, this space offers excellent amenity for staff and a spirited environment for client functions. 

Bold and unprecedented


At the opposite end of the work floor, a variety of break-out settings for staff and client engagement are accommodated. In a bold and unprecedented move, a steel-framed Kettal pavilion, intended for external use, provides a striking, semi-enclosed collaboration space that exemplifies the industrial qualities of the building envelope.

Energetic and aspirational


Level 4 delivers an energetic and aspirational workplace that sets a new benchmark for businesses seeking a forward-thinking business environment in the Perth CBD. The design effectively evokes professionalism, hospitality, agility and connectedness for prospective tenants, promoting the potential of Brookfield’s property assets, while presenting a compelling case for tenants to consider relocation.
